The Fund was established to provide investors with access to professionally managed loans that are secured by first or second ranking mortgages over real property. By investing in our Fund, you can enjoy regular income returns while having your investment backed by solid security.

Each loan within the Fund is secured by registered first or second ranking mortgages, as well as other forms of security. The properties involved may include residential, commercial, industrial, rural, or vacant land, either singularly or in combination.

Loan proceeds can be utilized for various purposes such as property acquisition, development and construction financing, refinancing existing facilities, or other approved commercial needs. However, please note that our Fund solely focuses on commercial and business loans, and does not offer consumer loans for individual residential property purchases.

Our Manager assumes the responsibility of thoroughly assessing each proposed loan within the Fund. This assessment involves evaluating the merits of potential borrowers and associated risks. The analysis considers factors such as available security, the nature of the property used as security, loan-to-value ratio (LVR), evidence of the borrower's capacity to repay the loan, and their creditworthiness and character.

When a suitable lending opportunity arises, holders of Cash Units will receive a Loan Memorandum. This document provides detailed information about the borrower, loan terms, interest rates, offered security, fees, and other relevant aspects.

It's important to note that investing in Loan Units is entirely optional, allowing you full discretion to select the loans you wish to participate in and determine your level of investment.

With our contributory mortgage scheme, you have the opportunity to choose the specific Loan(s) you want to invest in, alongside other investors, and determine the amount you wish to invest in each Loan.

To get started, you'll need to apply for Cash Units. By holding Cash Units, you gain the right (but not the obligation) to invest in various Loans that our Fund offers over time.

For each available Loan, our Trustee will provide a "Loan Memorandum" detailing the investment opportunity. If you're interested in a particular Loan, you can apply under the Loan Memorandum. Once your application is accepted, the corresponding number of Cash Units you hold will be redeemed, and your funds will be used to acquire the corresponding class of Loan Units.

When a Loan matures, the Loan Units will be redeemed, and the capital gains will be applied to your Cash Units. At this point, you have the choice to either withdraw your Cash Units or continue holding them, enabling you to invest in future Loans.
